Summer Waters Apartment Homes

From the very moment I started renting at The Summer Waters Apartments in Gadsden, AL, I have felt nothing but welcomed, valued, and appreciated. From top to bottom, every single employee here goes above and beyond the call of duty to ensure a clean, safe, enviroment for its tenants. The apartments are spacious, and kept in great condtion. When something malfunctioned or broke, with ease I was able to put in a work order and have it fixed same day to next day, if not Immediately. The grounds are second to none in the Gadsden Apartment world, where they sit right on the Coosa River. Breathtaking daily views. The only reason I am leaving is to be closer to my Grandchild in another state. I hope to come back. Thank you again to the incredible office and amazing maintenance staff. Thanks again! Most definitely would not recommend for anyone to stay here unless you can deal with the noise that comes from upstairs consisting of knocking, floors creaking, and hearing when the person above you is taking a shower or just simply turning on the water in their tub. The apartment is alright, but not worth what you have to pay for it. Also read the lease agreement throughly before you sign ANYTHING because they will nickel and dime you to death. The staff is decent. But if you have time to keep looking for somewhere to stay keep trying because much better places exist. Maybe try Rainbow City. Also I had no light in the bedroom or the living room. The river behind the apartment complex is the only nice thing about it.

Lived here a little over two years. Overall I have had fantastic experiences here. It isn't the fanciest place, but rent has been reasonable (minus the $50+ yearly increase.) I never had issues with pests or anything. Management has been extraordinarily friendly and easy to work with. The grounds are generally kept clean and issue-free. I do have a few gripes... 1. Water bill DOUBLED (from ~$30/mo to ~$60/mo) after they went to their new utility service. 2. Maintenance has a tendency to forget about you. Had issues with water damage and a leaky toilet that was never resolved. 3. HVAC systems are dated and do not evenly heat/cool the apartments. Master bedroom is ALWAYS hotter than the rest of the apartment. 4. Washer/Dryer hook-ups are not designed for modern washers and dryers. We have to have our washer and dryer sticking partially outside the closet into the kitchen. The AC unit also drips directly onto the dryer, which has caused a rust issue on the top. 5. That one guy (or group of people) that are constantly revving and riding their dirt bikes around, especially on Sunday. Isn't there a noise rule in the lease agreement? That has been going on for about 8 months. 6. The first speed bump coming into the complex is EXTREMELY tall. You WILL mess up your car if you don't go 0.5mph over that bump. 7. VERY limited storage space. No food pantry and small closets outside of the master bedroom. 8. Cheap stove; in both apartments I lived in, the stove had at least 1-2 eyes that simply did not work. 9. Finding parking in front of your apartment can occasionally be a hassle. Most of those are trivial complaints, though there are some important ones. Overall, I would recommend this complex to anyone that was looking. I would continue to stay here if I didn't work in Birmingham. Excellent value, although rent is always increasing for some reason...

A good place to live, awesome maintenance staff, and Jennifer is awesome and nice( I deal with her the most). And a beautiful view of the sunset over the river when you work out. The pool is a great place to swim and is very clean. The other renters tend to friendly and helpful when you need a hand. The apartments themselves are also pretty great and the bills tend to be pretty low. The apartments are also clean when you move in and they are pretty easy to be kept that way. Best part walls are pretty thick so you likely wont hear the people next to you and unless the people above you are heavy footed you wont really hear them. -Kira

First off it’s bugs everywhere. Our living room and bedroom flooding when it rained and they never fixed it and stuck a fan in the living room. Jennifer is rude and believes anything her long term tenants/friends say and pay $875 for a section 8 level apartment is outrageous!! Everything is painted over to try and make it look good!! my overall experience was HORRIBLE!!! DO NOT RECOMMEND

Summer waters was my first place away from my parents. And I am so glad it was. The community is kind and my neighbors always brightened my day when I saw them, the staff were always friendly and attentive.. especially the maintenance guys. During the winter my heating went out in the middle of the night and within 10 minutes maintenance was there with portable heaters to keep me warm until they could fix the heating element. They also would play with my cat whenever they were doing maintenance which cracked me up haha. an The apartments are spacious with ample natural lighting. In my opinion you get a whole lot of bang for your buck at this complex. During my whole move out process everyone at the front desk has been so kind and caring and so willing to work with me. I promise you if you are a good resident, the staff will bend over backwards to accommodate you. Overall I am more than pleased with my residence at summer waters, and I’m a bit sad to leave!

This review is long overdue. I was a tenant at Summer Waters from May of 2018, until August of 2019. Management was wonderful to me, and my dogs! If there was ever an issue with something needing to be fixed in my apartment, maintenance was prompt and helpful. The only issue I really had was my downstairs neighbors smoking in their apartment, and the smoke coming upstairs into mine - but management has since issued a "no-smoking" policy inside of the units. I enjoyed taking my dogs into the yard to play with the Coosa River in the background! All of my immediate neighbors were so nice, and I enjoyed my time there. I've read negative reviews about management, and all I have to say is that I followed the rules, kept my apartment and surroundings as clean as if I owned it, and paid my rent on time. I appreciate the kindness and friendliness of the management at Summer Waters, and I thank them for helping me to feel at home there.

All of the negative and 1 star reviews do not reflect how the apartments are now. Past owners let the place get ran down. New management is bringing it back and making things look great!! Also most of the bad reviews I'm sure are just people who had to pay late fees or who did not get approved. I have a 2 bedroom unit and it's great! The management team here is super nice and helpful, the reviews saying they are rude are complete lies! Anything that I have had wrong I have called them and maintenance has fixed pretty quick. The maintenance guys here are also keep the standard to make this place great! My apartment also looks great. It's an apartment people they will not look like they are brand new homes. The neighborhood is not bad either, my neighbors are friendly and you are in the middle of town. Please don't let past reviews influence your decision to live here.
